City Planning: The property requires approvals for a vesting tentative map that include rezoning the property by way of a Planned Development, and certification of the appropriate California Environmental Quality Act (CEQA) document.
City Council: The tentative map approval will require a majority vote of the City Council.
Local Agency Formation Commission (LAFCO): The Solano County LAFCO Staff confirmed this property will be processed by the City of Vacaville concurrently with the Farmstead site vesting tentative map approvals and California Environmental Quality Act (“CEQA”) documentation as one of the last remaining islands of agricultural land surrounded by residential uses.
Planning permits: we plan to have the project in front of the City Council by early 2019
Building permits: we plan to propose architectural plans (house plans) in Fall of 2019
Land Development: we plan to begin site work in Winter of 2019
Home Construction: we plan to begin home construction in Winter of 2020
Model Homes: we plan to make them available for viewing in Spring of 2021
Community Opening: we hope to make the homes completed for move-in in Spring 2022
The Planning Commission voted to recommend against project approval, on the basis of the density of homes planned for the site, citing concerns over school capacity, transportation, and water. The project is expected to be considered by the Vacaville City Council on November 13 - https://www.ci.vacaville.ca.us
